Deposit, Credit & Income Requirements

We do require credit checks & employment verification (copy of pay-stub required).

There is an application fee of $25.00 per adult applicant.   This is non-refundable.


Duplex Deposits:
Duplex deposits:  $500.00.
*Note: Credit scores below 600 may require a higher deposit equal to 1 month's rent.

Minimum Credit Score 550, also must in good standing with all previous landlords.& current on all bills for at least the previous 12 months.


House Deposits:
House deposits are all $1,000.00.

Minimum Credit Score 600 & must be in good standing with current & previous landlords.


Income, Job History & References:

In addition to credit we also consider gross monthly income, length of employment and past rental references.

As a general rule your gross monthly income should be at least 4 times the rent amount or net income 3 times the rent amount.  Note: This is a guideline and will vary depending on outstanding debt, applications are looked at on a case by case basis.

Age Requirement:

Minimum age of 21 is required to rent any of our properties.


Bank Draft:

*All rent payments must be made by automatic bank draft.   We draft on the 5th of each month.


Roommates:  2 adults maximum in any property unless caring for an adult child, parent or relative.


Utilities:  Tenants are responsible for all utilities (Electric, Water & Trash Service).   A few houses have gas service also.  Duplexes are all electric.
