Requirements

Duplexes:

Deposit:  $500 but can vary depending on property.   Check out the property's page for deposit requirement.

Minimum credit score 625.  Must in good standing with all previous landlords & no recent past due or collection accounts.


New Townhouses and Single Family Homes:

Deposit:  $1,000 but can vary depending on property.  Check out the property's page for requirement.

Minimum Credit Score 625.  Must in good standing with all previous landlords & no recent past due or collection accounts.


Income, Job History & References:

In addition to credit we also consider total monthly income, length of employment and any past rental references.

Net monthly income after taxes & deductions (excluding overtime & bonuses) should be at least 3 times the monthly rent or gross income 4 times the rent.   Minimum of 6 months at current employer is preferred, exceptions may be made for students or out of town transfers.

*Copies of 2 or more pay stubs as proof of income is required.   Valid driver's license required.


Age Requirement:

Minimum age of 21 for the primary applicant is required to rent any of our properties.

Bank Draft:   All rent payments must be made by ACH automatic bank draft.   We draft rent on the 5th of each month.

Roommates:  2 adults maximum in any property unless caring for an adult child, parent or relative.

Utilities:  Tenants are responsible for all utilities (Electric, Water & Trash Service).   A few houses have gas service also.  Duplexes & Townhouses are all electric.

Criminal Record:  We do a full criminal background check on all adult occupants.  We do not rent to anyone who has a Felony Conviction within the last 7 years.    Convictions older than 7 years will be considered on a case by case basis.   We never rent to anyone with a Sex Offender conviction or violent crime conviction.

Holding Properties:   We do not hold properties without an approved application & deposit paid in full.   Typically you must take possession of the property & start paying rent within 2 weeks of being approved.  

Bankruptcy:   These will be considered on a case-by-case basis, however recently bankruptcies within the last 3 years will be declined.  

Smoking:  All our properties are smoke free.
