Credit, Income & Deposit Requirement
We require credit checks & employment verification (copy of pay-stub required).
There is an application fee of $25.00 per adult applicant. This is non-refundable.
Duplex deposits: $500.00 to $750.00 depending on property (see property page for amount).
Duplex Credit: Minimum credit score 625.
Note: Must in good standing with all previous landlords & current on all bills for at least the previous 12 months.
New Townhouses and Single Family Home Deposits:
Minimum Credit Score 650 & must be in good standing with current & previous landlords. Applicants must also be current on all bills for the previous 12 months.
Income, Job History & References:
In addition to credit we also consider total monthly income, length of employment and any past rental references.
As a general rule your net monthly income after taxes & deductions should be at least 3 times the monthly rent. Minimum of 6 months at current employer is preferred, exceptions may be made for students or out of town transfers.

Minimum age of 21 for the primary applicant is required to rent any of our properties.
*All rent payments must be made by ACH automatic bank draft. We draft rent on the 5th of each month.
Roommates: 2 adults maximum in any property unless caring for an adult child, parent or relative.
Utilities: Tenants are responsible for all utilities (Electric, Water & Trash Service). A few houses have gas service also. Duplexes & Townhouses are all electric.
Criminal Record: We do a full criminal background check on all adult occupants. We do not rent to anyone who has a Felony Conviction within the last 7 years. Convictions older than 7 years will be considered on a case by case basis. We never rent to anyone with a Sex Offender conviction or violent crime conviction.
